Off-Plan vs Ready
What it means
  • THE MONTH'S FINDING: sales slipped 1.5% while value rose 6.3%, and ready supplied AED 1.75bn of the AED 1.77bn gain, a line that holds every land sale. On DXB Interact's basket plots rose to AED 3.8bn from 2.6bn, more than its whole AED 0.8bn gain: land and mix, not home prices.
  • A year on, the DLD register counted 11,253 sales against 20,020 in September 2025, down 43.8%, yet the median price slipped only 4.7%: a liquidity correction, not a price correction.
  • The one new buy call: off-plan Grade A office in the central districts. Prime vacancy was 0.7% in JLL's Q1 read and Grade A rents rose 26.2% in Q2; the risk is 718,000 sqm due in 2028, so buy for a 2027 handover.
